Commercial lease abstracts and critical dates
No rent review, option or expiry slips past you. Every lease becomes a one-page abstract, and each critical date gets a warning months ahead.

How it runs
What we build, step by step.
This is the usual shape. Yours gets built around how your team actually does the job.
- 01
Leases read once
Each lease, plus any variation or side letter, is read and the key terms pulled out: parties, rent, reviews, options, outgoings, make-good and permitted use.
- 02
A one-page abstract
The terms land on one page per lease, each with its clause number, ready for you to check.
- 03
Approved before it's used
Nothing goes into your property system until a property manager has checked the abstract against the lease.
- 04
Critical dates on the calendar
Rent reviews, option windows, expiries, bank guarantees and insurance renewals go on the calendar, with a warning three to six months out.
- 05
A monthly look ahead
A short list of everything falling due in the next six months, across the whole portfolio.
Shown with software we see a lot. If your team uses something else, we build it into that instead.
Built for your business
Same job, different business. We build yours.
Two firms in the same trade rarely run a job the same way. Different software, different steps, different people signing off. We build it for your business, around how your team actually does the job.
Your steps
Built around the order your team already works in, odd exceptions included.
Your software
Runs inside the tools you already pay for, set up the way you use them.
Your rules
Your wording, your limits, your sign-offs. Nothing generic goes out in your name.
You sign off
Your team keeps the final say.
A property manager checks every abstract against the lease before it's saved. Notices and review negotiations stay with you and your solicitor.
What it's worth
What those hours add up to.
3 hours a week, over 46 working weeks, is 138 hours a year. At $50 an hour, that’s
$6,900
back in the business, every year.
Typical, not promised.
Before and after
The job, before and after.
How it runs today
Commercial leases run to 60 pages, and the dates that cost money (rent reviews, option windows, make-good, insurance renewals) live in someone's spreadsheet, if anywhere. Miss a review or an option notice and it can mean a year on the wrong rent.

A month in
Every lease has a checked one-page summary, the next six months of critical dates sit on one list, and option and review dates stop arriving as surprises.
FAQ
What about old leases with handwritten changes?
Handwritten changes get flagged for a person. The lease abstract lists every page that couldn't be read so someone fills those in, and messy leases are checked line by line before anything is saved.
Does it work for residential leases?
No. Lease abstracts are built for commercial and retail leases with rent reviews and options. Residential renewals are simpler, and the lease renewals solution covers them.
