Compliance certificate tracking
No certificate lapses by surprise. Every expiry date is watched, renewals are booked ahead, and the new certificate is filed when it lands.

How it runs
What we build, step by step.
This is the usual shape. Yours gets built around how your team actually does the job.
- 01
One register of every certificate
We build it from your existing files: property, certificate type, issue date, expiry, and where the document lives.
- 02
Renewals booked ahead
At the lead time you choose (often 60 days), your approved inspector is asked for dates and the tenant is asked for access.
- 03
Visit added to the calendar
Once the inspector and tenant agree, the visit goes on the shared calendar with the unit and access notes.
- 04
New certificates filed
When the certificate arrives by email it's renamed, saved to the property folder, and the register is updated with the new expiry.
- 05
A monthly compliance summary
What's due, what's booked, and anything at risk of lapsing, for the manager and, if you want, the owner.
Shown with software we see a lot. If your team uses something else, we build it into that instead.
Built for your business
Same job, different business. We build yours.
Two firms in the same trade rarely run a job the same way. Different software, different steps, different people signing off. We build it for your business, around how your team actually does the job.
Your steps
Built around the order your team already works in, odd exceptions included.
Your software
Runs inside the tools you already pay for, set up the way you use them.
Your rules
Your wording, your limits, your sign-offs. Nothing generic goes out in your name.
You sign off
Your team keeps the final say.
A person checks any certificate that comes back with defects or a fail, and decides on the repair work.
What it's worth
What those hours add up to.
3 hours a week, over 46 working weeks, is 138 hours a year. At $50 an hour, that’s
$6,900
back in the business, every year.
Typical, not promised.
Before and after
The job, before and after.
How it runs today
A spreadsheet lists certificates by property, kept up by whoever remembers. Renewals get booked when someone spots a date in red. When an inspector or insurer asks for proof, someone digs through email attachments.

A month in
Every renewal is booked at least 60 days out, nothing lapses by surprise, and proof for any unit is one click away when an insurer or inspector asks.
FAQ
Which property compliance certificates can be tracked?
Any property certificate with an expiry date can be tracked: gas safety, electrical, smoke alarms, fire equipment, lifts, pool barriers, and whatever your local rules require. Each renewal is booked at least 60 days before it lapses.
What if a tenant won't give access?
The tenant is asked for access a few times on a schedule, every attempt is logged, and then a property manager takes over. That log is often what you need to show an insurer or inspector that you tried.
