AI for Property Management
AI for Property Management gives a typical team around 20 hours a week back: a tenant's repair request gets sorted by urgency, sent to the right contractor and followed up without anyone ringing round, while arrears reminders, certificate renewals and lease renewals run on a schedule in Buildium and your inbox.

Maintenance triage and contractor dispatch
Routine repairs booked the same day, with nobody ringing round.
Sound familiar?
It's all up onthe office wall.
The same four headaches, pinned up every week and never quite sorted.
Maintenance by phone tag
A tenant reports a leak. A property manager rings three contractors, waits for one to answer, then rings the tenant back to sort out access. Do that forty times a week and nobody gets anything else done.
Tenants ringing for updates
Most calls aren't new problems. They're tenants asking whether anyone is coming yet, and every one of them happens because nobody told them.
Arrears that slip a month
Late rent gets noticed when someone runs the report, and the first reminder goes out when someone has a spare minute. By then a small balance has turned into two months.
Certificates in a spreadsheet
Gas, electrical, smoke alarm and lift certificates expire on different dates across hundreds of units. Miss one renewal and you're looking at a fine, a voided insurance policy, or worse.

FAQ
What owners ask us first.
Something we haven't covered? Ask it on the call.
We already use Buildium. Doesn't it do this?
No. Buildium stores the records but doesn't chase the work. It holds units, leases, work orders and ledgers well, but it won't read a tenant's rambling text, spot that it's urgent, find the contractor who covers that building and keep chasing until the job is booked. We build that part on top, and Buildium stays your system of record.
Is tenant data safe?
Yes. Tenant data stays in accounts in your company's name, and the automations only get access to the inboxes and records they need. Every permission is listed in the handover pack, and you can switch any of it off yourself.
Will tenants know the messages are automated?
Tenant messages come from your own number and inbox, written in your voice, and only routine updates go out without a person. Anything sensitive, like a complaint, a dispute or a possible emergency, goes straight to a property manager.
What happens with a real emergency at 2am?
A real emergency at 2am goes straight to your on-call number by phone and text. Anything that looks like gas, flooding, fire, no heating in winter or a security issue is passed on the moment it arrives. It never waits for business hours.
Do my property managers lose their jobs?
No. The automations take over phone tag and reminder emails, and your property managers spend that time on owners, inspections and tenants who need a proper conversation. Most teams use the hours back to take on more units without hiring.
How long does it take and what does it cost?
A first property management build is usually live in one to two weeks, running supervised before it goes fully live. The price depends on your unit count and the jobs you want covered, and it's set out in a written proposal within 48 hours of the free live build.
Do contractors need to learn anything new?
No. Contractors get a text or WhatsApp message with the job details and reply to accept. There's no app and no login.
