Lease renewals
Renewal offers out on time, every time. Expiring leases are flagged early, offers are drafted for you to approve, and signatures come back without a chase.

How it runs
What we build, step by step.
This is the usual shape. Yours gets built around how your team actually does the job.
- 01
Expiring leases flagged
Leases ending in your chosen window (often 90 days) are pulled with the current rent and tenant history.
- 02
Renewal offer drafted
Each offer is prepared at the new rent you approve, in your template, with the tenant's details filled in.
- 03
Sent for signature
Once a manager approves the batch, offers go out for electronic signature.
- 04
Unsigned offers chased
Tenants who haven't signed get reminders. Anyone who says they're moving out starts the move-out process instead.
Shown with software we see a lot. If your team uses something else, we build it into that instead.
Built for your business
Same job, different business. We build yours.
Two firms in the same trade rarely run a job the same way. Different software, different steps, different people signing off. We build it for your business, around how your team actually does the job.
Your steps
Built around the order your team already works in, odd exceptions included.
Your software
Runs inside the tools you already pay for, set up the way you use them.
Your rules
Your wording, your limits, your sign-offs. Nothing generic goes out in your name.
You sign off
Your team keeps the final say.
A manager sets or approves every rent figure, and approves the batch before any offer goes to a tenant.
What it's worth
What those hours add up to.
2 hours a week, over 46 working weeks, is 92 hours a year. At $50 an hour, that’s
$4,600
back in the business, every year.
Typical, not promised.
Before and after
The job, before and after.
How it runs today
Renewals get noticed when someone runs a lease expiry report, often too late to give the notice the lease needs. Offers are written one at a time, and unsigned renewals drift until the tenant ends up on a periodic lease.
What we build
- Expiring leases flagged
- Renewal offer drafted
- Sent for signature
- Unsigned offers chased
A month in
Every renewal offer goes out at least 90 days before the lease ends, and far fewer leases roll onto periodic terms by accident.
FAQ
Does it decide the rent increase?
No, you set the rent. For each expiring lease you see the current rent and the last increase, and the renewal offer is drafted at the number you approve.
Can owners approve renewals too?
Yes. If your management agreements need owner sign-off on lease renewals, each owner gets a short summary to approve before the offer goes to the tenant.
